A variance from P&Z would still be needed; even though minimum lot sqft is reduced to a min. of 6,500 sqft., both lots are approximately 5,950 sqft. I was told on good authority from a city employee who works with P&Z that it is likely a variance would be granted for SF2 to allow the city to grow, reduce vacant lots, supply additional housing within city limits, increase the tax base, etc.
